Sales Sales in December were 22. This is up 69.2% from 13 in December of 2008. Sales/List Price Ratio in December moved up to 95.3% from 93.5% in November. What is even more positive, the second half of 2009 has resulted in a substantial increase in sales (154 homes) when compared to the first half of 2009 (66 homes).
Market Time Days on Market of 94 in December was down considerably from 114 in November and down from 117 in December of 2008.

Inventory Inventory is 207, down somewhat from 215 in 2008. New listings of 28 in December were down from33 in November. Months of supply in December moved down to 11.2 from 13.7 in November.
Prices Median Price in December was $633,950. Up 9.3% from $580,000 in December of 2008. For the market as awhole, Median Sale Price Per Sq. Ft. seems to have stabilized around $240. However, new construction andremodeled homes with enhanced features are more in line between $300-$350 per sq. ft.

 Signs of a Stabilizing Market
Sales Sales for all of Fairfield County in December were 502. This is up 51.2% from 332 in December of2008. Sales/list price ratio in December moved down to 91.7% from 92.8% in November. Prices Median price for all of Fairfield County in December was $470,000. This is up 13.4% from $414,500in December of 2008. Average sale price for all of Fairfield County (most recent 3 months) is$743,919, up moderately from $657,820 in 2008. Inventory Inventory for all of Fairfield County is 4,921, down moderately from 5,456 in 2008. New listings of524 in December were down substantially from 696 in November and down somewhat from 544in December of 2008. Market Time For all of Fairfield County, days on market in December was 117. Months of supply in Decembermoved down to 11.1 from 13.6 in November.

Positive Signs When comparing 1st Half 2009 to the 2nd Half 2009, the local real estate market here in Ridgefieldis showing signs of stabilization. Unit Sales have increased and values in many price segments areholding steady. We are seeing an increase in Buyer confidence. The extension of the Federal HomeBuyer Tax Credit and historically low interest rates continue to facilitate the buyer’s decision to act now.Many area residents recognize that now is a perfect time to consider “trading up”. Another positivesignal is the movement amongst regional corporations to start relocating executives into the areaagain. We need to always remind ourselves that Real Estate is very local.
