Sales Unit sales in December were 28. This is up 27.3% from 22 in December of 2009. Unit sales for 2010 were 273. This is a 23.5% increase over 2009 witch posted sales of 221. Sales.list price ratio in December moved doen to 92.5% in November. On an annual basis we increased slightly to 95%, witch is nearly a 2% increase over 2009 when sales to list ratio was 93%.
Market Time Days on market of 106 in December was down modestly from 117 in November but up somewhat from 93 in December of 2009. Months of suppy of 9.0 in December was down considerably from 11.0 in November and down moderately from 11.1 in December of 2009.

Inventory Inventory of 204 in December was down 16.4% from 244 in November and down 0.5% from 205 in December of 2009. New listings in December moved down to 15 from 35 in November.
Prices Median price of $777,500 in December was up 7.2% form $725,000 in November and up 22.6% from $633,950 in December of 2009. When comparing the first 6 months of 2010 vs. the past 6 months of 2010 our median price has inceased 11%

Moving in the Right Direction Ridgefield continues to show sold signs of recovery. Prices have stablilized and are beginning to trend upwards in certain price categories. Unit sales for 2010 increased a very respectable 23.5% over 2009. Inventory and market time continue to trend in the right direction. The worst seems to behind us. The national outlook is also brighter with existing home sales rising sharply in December 2010, when sales increased for the fifth time in the past 6 months. With the creation of more jobs, personal spending up and consumer confidence getting stronger, we should continue to see positive, steady growth in the real estate sector. With mortgage interest rates still at historic lows, we are poised to have one of our best Spring Selling Markets in recent Years.

Signs of Stability For most towns in the area, sales generally dropped trought the first half of 2009 and bottomed in the third quarter. Sales recovered in the first half of 2010 and have been holding steady since then. A reasonable explanation is that government incentive programs (htat ended mid-year) generated additional sales in the first half of the year. Median prices have been trnding up troughout 2010.
Towns such as New Canaan and Westport experienced the highest increase in sales units over last year. Redding experienced the highest incease in median sales price when compared to 2009.
